Setting the Stage: Expert Tips on Getting your House SOLD!

The Talk At Tigerlily’s this last week in March is marching forward and taking the right steps to creating a successful open house.  Nancy Rawls Dauk, a long standing Darien resident considered one of the top brokers nationwide by Unique Homes Magazine and Who’s Who in Real Estate in North America, shed light on the subject from several different points of view. With a passion for property and by incorporating the desires of potential buyers the needs of the sellers and the perfect climate for brokers, she offered several successful tips of the trade.

IF THESE WALLS COULD TALK:

Dauk warns that if your walls could talk, then you may potentially loose the interest of a buyer. Too many personal objects on the walls can be distracting and lead buyers astray into a world of who,what, where while looking at your memorabilia rather then looking at the bones of your home. For successful staging reduce what you have on your walls dramatically and create meaningful focal points, like fireplace walls and transitional walls that lead from one room seamlessly into another. It is also a good time to look at the state of your walls. “It’s amazing what a fresh coat of paint can do for a room – or a new soothing color such as a creamy beige or sandy tan,” said Dauk. It is also a relatively inexpensive way to renew your space.

A NOD TO NEUTRAL:

A neutral palette is ideal for selling your home.  Neutral colors have a soothing effect on buyers and help to camouflage furnishings that might otherwise stand out as dated, oversized, highly personal or stylized. When the furnishings disappear in the space, it opens up the space and allows buyers to see their own furniture in the space. Neutral tones and carefully edited furniture arrangements work hand-in-hand. Leave only the bare essentials in the room.  There should be enough seating in a living space for six, a sizable bed in each bedroom that fits the space but isn’t over powering. Too much bed and the room could look cramped. Exchanging a King for a Queen can trick the eye and open up a floor plan.  Add fresh white linens to compliment a neutral palette and translate as crisp, clean and luxurious.

SEE YOURSELF SOLD:

Once you successful sell you are one step closer to moving into your next space. Whether its growing needs of your family or a downsize, Dauk suggests taking some time to write your wish list. Imagine the next place you see yourself and create a prioritized list. Sometimes it is possible to have it all and sometimes one compromise can turn out to be the first step in the best decision of your life. Use open dialogue with your broker to ensure your needs are met. It can be difficult and exhausting to house hunt with a net cast too wide. Narrowing down specifics needs to create a clear concrete path to your next front door!

Talking Tigerlily’s kicked off this Tuesday with wet weather. The type of weather that turns your hair from fabulous to frizz in the elements.  Fortunately, we were joined by Margo of Warren Tricomi Salon of Greenwich on this day of Hair Horror!
Margo gave us the dish on the latest trends for haircuts and styling offer three hot tips:
1. Clothing and runway trends go hand and hand with hair style trends. There are ways to match your hair to clothing and style trends. Runway looks translate into the salon.
2. Hair trends aside, Margo suggests going with the look that best fits your face.
3. Thermal reconditioning (also known as TR, Magic Straight, Ionic Perm, Bioionic StraighteningYuko SystemLiscio, and Rebonding), is a popular solution to hair management. The Straightening procedure uses heat to change the shape of the hair. After the cuticle is broken down with chemicals, locks are ironed straight with a hot iron. A neutralization process then closes the cuticle, causing hair to stay straight. Another benefit says Margo, the treatment grows out evenly, as oppose to root to end.

He shares these tips:
Wallpaper adds depth and texture to a room.

Combine color (esp. different shades of the same family), pattern and texture in unexpected ways.

Use an area rug as a grounding aspect to a room.  Above living room features Tartan pattern by Barclay for Kravet.
Every room requires a splash of red.

Shopping that is easy to Digest!

Like fashion with its big show under the tents of Bryant Park, where sneak peaks are plentiful and new inspirations charge down the runway,  Interior Design has its revered week of resourcing under the careful direction of Architectural Digest and The New York Times. For four days this month, beginning this Thursday the 18th, the team at Architectural Digest kicks off its ninth collaboration of the interior inspirations with 300 vendors at this year’s Home Design Show. Packing Pier 94 until Sunday it is a design diva’ or dudes’ paradise.

I had a chance to sit down with Megan Reilly, marketing director of the event, to get an early scoop on the shopping what consumers can expect.  Reilly explain’s this year’s show as eye candy for both established decorators and those who like to dabble alike. The key to this year’s show, she says is accessibility translated in more then one way. First and foremost there is pricing that ranges from the highs to the lows with cash and carry items like a fire-engine red cappuccino machine that rivals Starbucks.

Making the show easy to navigate, the team devised a version of a pier mapquest with curated tours from members of the American Society for Interior Designers. Indeed, folks will be on hand to help you forge a direct path to the vendors that best suite your needs.  What’s more before you even get to the show floor, you can look at your own floor. Floor plans, that is with complimentary one on one consultations. Design professionals are  scheduled around the clock to lend their expert eye to your project at no cost.

Add to the mix, cooking demonstrations by celebrity chefs, design seminars by industry leaders and a strong showcase by 1st Dibbs and there’s has never been a better way to spend the weekend.

I plan on heading out myself and hope to see many familiar faces, get new design ideas that I plan to share with my friends on Talking Tigerlily’s.
