Top Tips for Beginning Your Home Search

Whether you are in the market to buy your first home, or you are an experienced home buyer, your home search should begin by understanding the state of the market, utilizing the new technologies available, and choosing the right Realtor.

National trends do not hold true of our area of Fairfield County. As a matter of fact, each town in Fairfield County has its own market trend, and price ranges and neighborhoods within any given town have their own trends as well. For example, do not assume that since it is still  a sellers market in certan price ranges in Trumbull and Norwalk, that it is that way  throughout all price ranges in those towns- or neighboring towns, for that matter. In other words, some areas and price ranges offer greater negotiating opportunities than others.

New technologies-
The constant influx of new websites/apps designed to make the process more streamlined can actually  confuse things more. Deciphering the statistics on supposedly reliable real estate sources can leave one scratching their head. One site says a home is worth “X” amount of dollars, and the next can vary up to 25 percent. Unfortuunately, at this time, there really is no one perfect valuation site. The best way to research value is to speak with a Realtor who knows the area  that you are interested in.  The best apps are ones that connect you to your Realtor in a moments notice.  Researching schools/ and their ratings , and area demographics would be your best bet.

The right Realtor can guide you through the process and give you the information and statistics you desire on the neighborhoods and/or price ranges of your choice. An experienced agent can also discuss local market nuances and trends that a national type of website could not possibly know.

When you have a clear understanding of the market and new technologies, the agent you choose to assist you  should be a great negotiator, tech savvy, and prompt with emails and return calls, and Happy House  Hunting!- the process does not have to be stressful. The right agent and team of professionals can make this an exciting time.
